Terms of Service

These terms cover two things: how you may use this website, and the standard terms that sit behind every seasonal plan we sell. When you book, you receive a signed service agreement — that agreement is the binding contract, and if anything here conflicts with it, the signed agreement wins.

Effective: September 5, 2026 Season: November 15 – April 15

The season & what's included

A seasonal plan covers your property from November 15 to April 15. One payment, one season, no monthly billing and no per-storm invoices.

Every residential plan includes:

  • Unlimited clearing visits — every qualifying snowfall in the season, whether that is twelve storms or forty. Nothing is counted and nothing is capped.
  • Windrow clearing — if the municipal plow re-buries your entrance after our visit, we return the same day at no charge.
  • Walkway and front steps as listed in your plan.
  • Salting of the cleared surfaces, up to the annual allowance stated in your agreement, which is sized for a normal Ontario winter.
  • Photo verification of every completed visit.

Snow hauling (removing snow from the property), zero-tolerance ice programs and extra salting are add-ons that appear on your agreement if you choose them. Storms outside the season dates can be serviced on request at our then-current per-visit rate.

Service trigger & timing

  • Residential plans trigger at 3 cm of accumulation, measured at the property or, if disputed, by the nearest Environment and Climate Change Canada station.
  • Commercial sites trigger as written in the agreement; zero-tolerance programs are serviced on any measurable accumulation.
  • Crews are staged before forecast storms, so clearing usually begins during the event. Each contracted property is completed within 2 hours of the snowfall ending, and before 6:00 AM for properties that open in the morning.
  • In a prolonged storm we clear in passes; an early pass does not end our obligation for that event.
  • During extreme weather — for example more than 25 cm in 24 hours, freezing rain or a declared emergency — completion times may extend. We then prioritise fire routes, accessible entrances and emergency access before parking areas, and keep you informed.

Your responsibilities

  • Access. Keep gates unlocked and the route to the property passable. If a driveway, lot or walkway is blocked by vehicles, bins, toys, hoses or other items, we clear around them; the blocked area is not serviced and a return visit for it is not guaranteed.
  • Hazards. Tell us before the season about anything hidden under snow — curb stones, sprinkler heads, decorative edging, low lighting, drainage grates, loose interlock. We stake the driveway edges before the first storm; please leave the stakes in place.
  • Somewhere to put the snow. Plans include pushing and piling snow on the property. If there is no room to pile it, snow hauling is available as an add-on.
  • Changes. Let us know if you move, sell, change the layout of the property, or if a resident develops a mobility or medical need for priority clearing — we flag the route.
  • Our crews. Treat them with courtesy. We may end a plan, with a pro-rated refund, where a crew is threatened, harassed or the site is unsafe.

Pricing & payment

  • Prices are in Canadian dollars and are plus applicable taxes (HST).
  • The full seasonal fee is due at signing; the plan becomes active once payment clears. We accept e-Transfer, credit card and cash.
  • Sign-ups after the season starts are pro-rated from the start date, subject to route capacity.
  • The instant estimate on our website is exactly that — an estimate. The final price is confirmed after we measure the property, and only the signed agreement fixes it.
  • Website prices may change until an agreement is signed; a signed price never changes mid-season unless you ask us to add services.

Cancellation & refunds

  • Before the season starts (before November 15): cancel in writing for a full refund.
  • After the season starts: the refund is pro-rated on the number of days remaining in the season, less any promotional discount that was applied to the plan.
  • Moving house? Your plan transfers to the new address if it is inside our coverage area and the route has capacity; any difference in plan size is adjusted pro-rata.
  • We may cancel a plan for non-payment, for an unsafe site, or where we cannot reasonably perform the work; in every case other than non-payment you receive a pro-rated refund.

Refunds are issued by the same method you paid, within 15 business days of the cancellation date.

Property & damage

Before the season we photograph and stake every property so that pre-existing wear is documented. If our equipment causes damage, we repair it at our expense in the spring, once the ground thaws — no deductible and no argument. Please report damage within 7 days of the visit so we can match it to our photos.

We are not responsible for:

  • Damage to items that were not marked or disclosed and could not be seen under snow.
  • Pre-existing cracks, heaving, loose interlock or surface wear documented in the pre-season photos.
  • Minor turf scuffing along driveway edges, which is normal with plowing and which we repair at no charge in spring.
  • Damage caused by a municipal plow, a third party, or by vehicles parked in the work area.

Insurance & liability

  • We carry commercial general liability insurance and WSIB coverage. A certificate of insurance is available on request for any commercial contract.
  • Salting reduces ice but cannot eliminate it. Surfaces can refreeze between visits; we are not liable for conditions arising between visits, before the trigger is met, or in areas we could not access.
  • To the extent permitted by law, our total liability under a plan is limited to the seasonal fee you paid for that plan, except for damage we cause to your property, which is handled under Property & damage.
  • Nothing in these terms limits rights you have under Ontario consumer-protection law that cannot be limited by contract.
